You can know exactly what you will be building before you even purchase a property. Having access to all of our designs allows you to get quotes from contractors for various designs to see what you can afford, without the lengthy process you would go through with a typical Architect.

While Architects often require a longer design process and higher fees, our service provides fully customisable plans that can be tailored to your needs, with no upfront payment and complete flexibility.

Our subscription service gives you access to a vast library of pre-designed extensions for Semi-Detached and Terrace properties. Each category consists of various house types which we categorise and order by numbers ie. Terrace Type 1, Terrace Type 2. For a monthly fee, depending on your plan, you can download either 1, 2 or as many designs as you need, customise them, and use them for planning applications. The service is flexible, allowing you to cancel anytime without long-term commitment. You will receive drawings within a couple of hours if no changes are made, and if you do request changes, you will receive the updated drawings in 24-72 hours.

Yes, you can cancel your subscription at any time without any penalties or long-term commitments. You’re in full control of your subscription.

We do not provide measurement services as part of our offerings. For planning there are only a few dimensions required. For all, the height needs to be stated and,

If you are having a back extension, how far from the rear external wall it extends ie. 4m.

If you are having a side extension, how wide it is from the side external wall ie. 2m.

If you are having a wrap around extension, how far from the rear external wall it extends, and how wide it is from the side external wall.

If you are having a loft extension, how wide it is ie. 3m and how close it is to the edges of the roof ie. 200mm

Dimensions of your existing property are not relevant and no dimensions are shown on the submitted drawings but those mentioned above.

After you have received the drawings, the following steps are typically undertaken:

Planning Permission or Permitted Development Certificate:

If you have a Gold subscription plan you get 1 free planning submission per year (You still need to cover planning fees). If you are on the other plans, or have used your 1 free submission, we charge a fee of £250 per application, in addition to the application fees themselves. Alternatively, you have the option to submit the applications independently. It's worth noting that in some cases, it may be advisable to submit separate applications for various aspects of the project (e.g., one for the back extension and another for the side extension). This approach can help mitigate potential delays if issues arise with one of the applications, allowing you to commence work on one aspect while awaiting approval for others. Additionally, you have a three-year window from the date of approval to commence construction. Therefore, submitting separate applications can provide flexibility if you are unable to undertake all the work at once within that timeframe.

Engaging a Builder and Structural Engineer:

Once your drawings are approved, and you have obtained the necessary permissions to proceed with your project, the next steps involve hiring a builder and a structural engineer. Please note that our involvement extends only to the planning stage, and our drawings are intended for planning purposes, not construction. A structural engineer or another architect will provide the builder with detailed construction specifications, and they may need to take their own measurements for precise calculations.

DWG Files and Revit Model:

If you have a Gold subscription plan you can get DWG's of your drawings if requested, and if you're on the bronze or silver plan, we offer the option to purchase the DWG files. The Revit model of the project can also be purchased at an additional cost. These files can expedite the transition to the construction phase. However, it is essential to emphasise that these files are intended for planning purposes and must be carefully reviewed for any construction-related issues.

All designs are fully customisable. You can adjust them to meet the specific requirements of your property and project, ensuring they align with your vision. You can request design revisions directly through our website via the contact us section or or by contacting us via email. Once we receive your request, we will send over the updated drawings in 24-72 hours, depending on the complexity of the changes.

If your planning application is rejected or if the planners make any comments prior, we will revise it, addressing the problem, and resubmit or resend you the drawings. We will alter the drawings whether we have submitted the planning application on your behalf or not.

You have two options: you can submit the planning application yourself using the designs, that we have sent over to you, or we can handle the submission on your behalf. With the gold plan you get 1 free submission per year, and any subsequent submissions, or if you're on the silver or bronze plan, will be charged at a rate of £250 per application. We aim to make the process as smooth as possible, no matter which route you choose.

Yes. We provide support in obtaining planning permission, and therefore all of our drawings are for planning purposes only.
